Why Invest?
Traditional Property Funds often force investors to choose between: Lower-yield secured lending or High-risk development equity
The Rise Capital AM Hybrid Fund SCSp (The Luxembourg SCSp-RAIF) combines both. The fund provides secured development debt whilst also participating in property equity, creating multiple sources of return from every investment.

Why The Rise Capital AM Hybrid Fund SCSp is Different
Why Rise should outperform
Most real estate funds rely on third-party developers to source opportunities, manage projects and generate returns.
Rise Capital has built a vertically integrated residential investment platform that sources opportunities internally, controls project origination, and focuses on underserved small-site developments. Projects are delivered through specialist third-party teams while maintaining institutional standards of governance and oversight. This structure enables the platform to scale capital deployment efficiently without requiring a proportional increase in operational overhead.
The Rise Advantage
Direct Deal Sourcing
Rise Capital sources property opportunities through direct-to-vendor campaigns, landowner engagement and the identification of planning and distressed opportunities. Agent relationships and developer referrals provide further access to potential investments. This approach helps Rise identify opportunities before they reach the wider market and negotiate attractive acquisition terms.
Small-Site Strategy
Rise Capital deliberately focuses on residential developments of up to 20 homes. This segment is often overlooked by national housebuilders and institutional developers who typically target much larger schemes.
Reduced competition for acquisitions
Attractive off-market purchase opportunities
Faster planning and delivery cycles
Greater diversification across multiple projects
Access to a broad pool of experienced regional contractors
Reduced reliance on Tier 1 construction firms
This creates a repeatable deployment model capable of scaling across multiple projects simultaneously.

A Structurally Different Development Model
Asset-Light Delivery
Rise Capital operates an asset-light delivery model, with projects delivered through specialist third-party teams including main contractors, project managers, architects, structural engineers, quantity surveyors and independent monitoring surveyors. This approach provides access to a broad pool of expertise while maintaining flexibility across projects. By focusing on developments of up to 20 units, Rise Capital benefits from limited competition, a broader contractor pool, faster delivery cycles and greater diversification. As a result, scale is achieved through capital deployment rather than proportional growth in staffing and operational overhead.

Rise Capital is structured around three independent return drivers: interest, development profits and annual dividends. Annual income is generated through interest earned on development debt provided to underlying projects, while the Fund also participates in development profits through project-level equity ownership. Returns generated from both development debt and development profits are distributed to LP investors through annual dividend payments, with a target return of 19% per annum, based on the base project already acquired.
How Investors Earn Returns
DIGITAL OWNERSHIP & SECONDARY TRANSFERS
Tokenised LP Interests
Rise Capital intends to tokenise LP interest through Tokeny’s digital infrastructure, providing investors with a digital representation of their ownership in the Fund
In addition to efficient digital ownership records and investor administration, tokenisation is intended to enable permitted secondary transfers of LP interests between eligible investors.
The Fund is closed-ended with a five-year term. Investors may seek an earlier exit by transferring their LP interest, subject to finding an eligible counterparty and meeting the Fund’s transfer provisions, investor eligibility requirements, KYC/AML procedures and any required approvals.
THE ROLE OF TOKENY
